This page has been developed for Orchard Villas CUOA owners wishing to have a satellite dish for their condo installed.
The following restrictions apply:
• Dish installation is permitted only in certain locations on each building. It is the owner’s responsibility to make sure the contractor installing the dish follows the installation guidelines. Any installation that does not follow these guidelines shall result in a rules violation by the owner.
• The dish must be removed at the end of occupancy by the owner and the installation area must be returned to original pre-installation condition.
• All installations must be performed in compliance with all applicable statutes, rules and regulations and in a quality, workmanlike manner as not to cause legitimate safety concerns, including danger of falling. It is the responsibility of the owner to secure any permits required by the local municipality.
• The owner is responsible for any injury or damage to persons or property caused by their satellite dish.
• Failure to obtain proper authorization or installation not in conformance with this policy and guidelines will result in a $200 fine, removal of the dish at the homeowner’s expense, including all repair costs to return the exterior to original condition.
• No portion of this installation policy and guidelines may be waived or changed verbally and any such change shall only be effective when in writing by the property management company.
• Contractors may use a “zip” tool to remove soffit in areas in order to avoid placing wire on the exterior of the buildings. Soffit must be replaced and any damaged soffit replaced at the homeowner’s expense.
Installation Guidelines: Dish is to be mounted on the exterior of the unit for which the dish will service. See attached diagram for each unit below.
•Cathedral Buildings (Canterbury or Abbey): Install only on the fascia of the highest gable and closest to the garage (see attached illustration). Dish should be mounted as close to the roof top as possible to minimize view of dish above the roof. Drill a hole next to the dish mounting bracket and push wire through the fascia and into the soffit air space. Fish wire through the soffit area to the garage attic space for connection to the central home wiring. Make sure to caulk all holes with waterproof caulking to prevent water from seeping in through fascia.
• Classic Buildings (Chateau, Villa, or Windsor): Install only on the fascia immediately adjacent to the chimney. Dish should be mounted as close to the roof top next to chimney as possible to minimize view of dish above the roof. Drill a hole next to the dish mounting bracket and push wire through the fascia and into the soffit air space. Fish wire through the soffit area to the garage attic space for connection to the central home wiring. Make sure to caulk all holes with waterproof caulking to prevent water from seeping in through fascia.
Inform Your Neighbors: Your neighbors have the right to know of your future plans. Please speak with all property owners having roof lines with your property along with property owners who may reasonably view the improvement from their property. This discussion is not for approval or denial of any application. It is simply acknowledgment of the changes you are proposing and to expect potential construction workers and activities.
