The checklist is designed to help landlords check a tenancy for compliance against regulations relevant to the start of a tenancy.
The checklist only covers tenancies in England and does not cover houses in multiple occupation (HMOs)

! Warning you are not compliant with the Right to rent immigration checks: landlords' code of practice issued under the Immigration Act 2014
You are not required to protect the deposit. However, you won’t be able to serve a section 21 notice to regain possession of the property unless the deposit is protected.
! Warning you are not compliant with The Deregulation Act 2015
On or after 6 April 2007 but before 6 April 2012 you should have protected the deposit and given the prescribed information to the tenant within 14 days of receiving it. On or after 6 April 2012 you should have protected the deposit and given the prescribed information to the tenant within 30 days of receiving it.

! Warning you are not compliant with The Energy Performance of Buildings (England and Wales) Regulations 2012
! Warning you are not complying with Gas Safety (Installation and Use) Regulations 1998
! Warning you are not complying with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015
! Warning you are not compliant with The Assured Shorthold Tenancy Notices and Prescribed Requirements (England) Regulations 2015
