Exclusions for Brisbane Projects (measured on internal walls and including stairs):
a. mechanical rooms (lift plant, motor room, AC)
b. balcony (roofed or not)
c. roof deck
d. lobby at ground storey
e. all rooms on the ground storey associated for landscape and recreation area but is no more than 5% of GFA
f. storage
