• Why does my listing appear a certain way on an MLS partner site (Realtor.com, etc.)...?

  • You can think of your listing on the Multiple Listing Service database as the "primary listing." This version of your listing contains all of the detailed information that you submitted using the property information form. 

    When we opt-in to MLS syndication for maximum exposure, partnering sites such as Realtor.com will automatically pull your listing information from the Multiple Listing Service database. These partner sites each have their own formatting, policies, and business models. As a result, in many cases an abbreviated version of the listing is displayed, omitting some of the more detailed fields.


    Incorrect Information on Third Party Sites: Occasionally, partnering sites will display information in error which does not reflect the information that we have entered into your MLS listing.

    While we can directly edit your MLS listing to ensure its accuracy, if the error is on the third party site, you will need to contact a partner site directly. We may need the assistance of the third party site to the correct the listing on their end.

    First, review your listing on the MLS (see your confirmation e-mail to view your PDF flyer), or Request a PDF of your listing to review. This will help you to determine whether to request a correction from us using our listing update forms, or to reach out directly to the partner site in error.

    If you find an error on a partner site, please do the following:

    1. Use the Request a .PDF of your MLS listing form to determine whether the error has occurred on our end.
    2. If you find the same error in the listing .pdf, submit a correction request using the General Update / Correction form.
    3. If the listing .pdf does not include this error, the mistake has occurred on the third party website. Please contact the support team of the website with the error in this case, as we are unable to edit listings directly on partnering sites.

    Updating Information: Partnering sites generally refresh their listing information every 24-48 hours to stay up to date with your MLS listing. Occasionally, individual sites may take longer. If we have updated your MLS listing, and a partnering site has taken longer than 48 hours to update, please contact the support team of the website experiencing the delay to request a manual update.

    • Display of Contact Information / Forwarding of Leads: We forward interest from buyers and agents directly to you by listing your number as the primary showing contact on MLS, directing anyone who reaches us to you, and forwarding e-mail or form requests directly to you. This is explained in greater detail on the FAQ page, How Will Buyers Contact Me? 

      This is very straight-forward on the MLS itself (your number is listed as the primary showing contact, for example), which accounts for 80% of sales on average. Partnering sites can vary in their methods, formatting, and business models.

      In some cases, the site will display the office phone number rather than the showing contact when pulling information from MLS. We expect this, and have an efficient process in place to make sure they reach you promptly. Anyone who reaches our publicly displayed number at 888-219-3009 or 877-893-6566 will be prompted by our automated phone system to indicate your property, and the call will be transferred directly to ring your phone.

      Some sites earn revenue when agents bid to have their face appear first on a listing (a frustration of traditional listings and for sale by owner sellers alike). The methods of websites who syndicate their listings from the MLS have been the subject of a great deal of discussion among the industry as a whole.

      At the end of the day, these sites offer a great deal of additional exposure for your property at no additional cost. We capture and forward the vast majority of inquiries on your property, but when listing on a partner site, we are playing by their rules.


      Syndication Subject to Change: As MLS syndication partnerships are subject to change we are not able to guarantee exposure on specific websites, though one would imagine that major changes among established sites are unlikely. We opt in to advertising on all available syndication partners, but we do not ultimately control the list of partners.
